The builder’s onsite sales person is legally obligated to represent and protect the interests of the builderAny information you share will be communicated with the builder and used against you during negotiations.  A buyer should use great caution and not communicate directly with the onsite sales person without a Realtor protecting their interests.  The onsite sales representative DOES NOT represent you!!!

Most builders assume buyers will want an experienced Realtor protecting their interests. Builders consider this representation as an advertising or marketing expense.  Having a Realtor protect your interests cost you nothing.  Not having a Realtor can cost you a lot!

 

 

Fact:

 

If you choose not to have your own representation/Realtor:

 

1.                 Buyers who believe they can purchase new construction without representation/Realtor typically pay a higher price and end up with less of a concession.  Builders know your inexperience can yield them a higher profit and their sales team a larger commission in most cases!!!

 

2.                 Builders can be BULLIES!   Without representation/Realtor, you have no leverage when things go wrong!
